Riverview permits through Hillsborough County

Riverview is an unincorporated census-designated place, not a municipality, so there is no city building department to file with. Because it is not a municipality, there is no city hall to file with — the county building department issues the permit, schedules the inspections and signs the job off. We take the jurisdiction from the parcel record before quoting rather than from the mailing address, because across south Hillsborough the boundaries between unincorporated areas and the City of Tampa do not follow the roads people use to describe where they live.

Two different housing stocks, and two different conversations

Riverview has grown fast, and that splits the market cleanly. Homes built in the last twenty years were constructed under a code that already required wind-borne debris protection, so many already have compliant glazing — for those the honest answer is often that you do not need us, or that the job is a handful of openings rather than a house. Older properties are a different case entirely: original single-pane glazing, no opening protection recorded on the mitigation form, and the largest available gain from replacing it. We will tell you which of the two you have at the measurement rather than quoting a whole house to someone who does not need one.

Statewide approval, inland pressures

Hillsborough sits outside the High Velocity Hurricane Zone, so impact products here work to statewide Florida Product Approval rather than a Miami-Dade NOA. Riverview is inland, and calculated design pressures here are well below a coastal Pinellas elevation, which widens the compliant product range further and lowers what the same protection costs. Properties fronting the Alafia River or open water see higher figures than the surrounding streets, and that is calculated per opening rather than assumed for the area.

What the insurance credit turns on

The mechanism is statewide. Once the work is finished and the permit closed, a licensed inspector completes the OIR-B1-1802 wind mitigation form, and the opening protection section is what your impact windows change. It is assessed across the whole building envelope, so every glazed opening — windows, doors and any skylights — has to be protected to reach the full credit. What it is worth depends on your carrier and your property, and anyone quoting a percentage before that inspection is guessing.

The lanai slider is the biggest opening on these houses and almost always still wearing its builder's shutter track. This is worth saying plainly: replacing working shutters with impact glass will not improve your wind mitigation credit, because a shuttered opening is already a protected opening and the credit is already earned. The reasons to do it are the ones nobody can measure for you — never putting shutters up again before a storm, not losing the daylight when they are closed, and what the glass does for noise and running cost the rest of the year. We would rather you chose on those than on a saving that is not there.
