The City of Seminole issues your permit

Seminole is incorporated and runs its own building department, so work inside the city limits is filed there rather than with Pinellas County. The boundary is not obvious from the road and a mailing address does not settle it — neighbouring properties can fall under the county or under a different municipality entirely — so we take the jurisdiction from the parcel record before anything is ordered. Filing at the wrong counter is a fortnight lost, and it is discovered late rather than early. Pulling the permit is our job, not yours.

Statewide approval, not the Miami-Dade route

Pinellas County sits outside the High Velocity Hurricane Zone, which covers Miami-Dade and Broward only. Impact products here qualify under statewide Florida Product Approval rather than requiring a Miami-Dade Notice of Acceptance. The approved range is wider and the same protection generally costs less than it would in Miami. The standard is not looser: the design pressure is still calculated for your opening, on your elevation, at your address, and the approval documents still go in with the permit.

What is specific to Seminole

Seminole is incorporated and sits a short distance inland of the Gulf beaches, which means lower calculated pressures than the barrier islands to its west while still being close enough that salt reaches hardware on exposed elevations. Its boundary is irregular and unincorporated Pinellas runs right up to it, so the parcel decides the counter.

Inland exposure genuinely changes the specification

This is worth being straight about, because it cuts the other way from most contractor copy. An inland site with no coastal fetch calculates well below a waterfront one, and the products still have to carry Florida Product Approval and the permit and inspections are no lighter — but the design pressures the openings must meet are lower, which widens the range of units that qualify and usually lowers the cost per opening. Marine-grade hardware is a choice here rather than a requirement. A contractor quoting a coastal package inland is either not calculating the site or counting on you not knowing the difference.

Doors on an inland elevation

Sliders and French doors both qualify comfortably under the pressures an inland address calculates to, so the choice comes down to how the opening is used rather than to what the structure will allow — which is not true on the coast. That makes this one of the places where a homeowner genuinely gets to choose on daylight, furniture and how the room works. Entry doors with glass are still glazed openings and still need approved product and a permit.
