A patio or slider is about glass area, sightlines and daily operation. French doors sit between the two and need an astragal and flush bolts rated as part of the assembly. They are quoted differently because they are built differently.
Hardware and coastal corrosion
Salt air attacks door hardware long before it touches the glass. On coastal and Intracoastal addresses we specify stainless rollers, hinges and locking hardware, and powder-coated rather than mill finishes. Standard hardware a few blocks from open water will pit and bind within a couple of seasons — one of the few places where the cheaper option reliably costs more.

The City of Port St. Lucie issues the permit
Tradition sits inside Port St. Lucie's city limits rather than in unincorporated St. Lucie County, so the permit, the plan review and both inspections run through the City of Port St. Lucie. A package filed with the county comes back. We confirm the authority from the parcel first, which sounds like a formality and is the reason jobs here start on the date we said they would.
Shutters to glass, and the honest reason to do it
Homes built here after the 2002 Florida Building Code were required to have protected openings, and the builder's answer was very often an accordion or panel shutter system rather than impact glass. Both count as protected openings, and this is worth saying plainly: replacing working shutters with impact glass will not improve your wind mitigation credit, because you already have the credit. The reasons to do it are the ones nobody can measure for you — never putting shutters up again before a storm, not losing the daylight when they are closed, the noise reduction, and what the glass does for running cost in summer. We would rather you decided on those than on an insurance saving that is not there.
Modern openings, cleaner retrofits, stricter committees
Two consequences of newness. The good one: openings framed to a modern code are square, properly bucked and consistently sized across a street of similar houses, so retrofits here are among the cleanest we do and the carpentry surprises common in older coastal stock are rare. The less convenient one: newer master-planned communities tend to have the most active architectural committees, and frame colour, grid pattern and profile are frequently conditions of approval rather than choices. We ask for the community's approved specification at the measure.
Doors on a Tradition elevation
The lanai slider is the biggest opening on these houses and almost always the one still wearing a shutter track. Replacing it is the single change homeowners here tell us they notice most, because it is the opening that took the longest to shutter and the one that made the room dark when it was closed. Configuration and header are assessed at the measure, and the community's approved frame finish normally applies to the door as well as the windows.
