The City of Treasure Island issues your permit

Treasure Island is incorporated and runs its own building department, so work inside the city limits is filed there rather than with Pinellas County. The boundary is not obvious from the road and a mailing address does not settle it — neighbouring properties can fall under the county or under a different municipality entirely — so we take the jurisdiction from the parcel record before anything is ordered. Filing at the wrong counter is a fortnight lost, and it is discovered late rather than early. Pulling the permit is our job, not yours.

Statewide approval, not the Miami-Dade route

Pinellas County sits outside the High Velocity Hurricane Zone, which covers Miami-Dade and Broward only. Impact products here qualify under statewide Florida Product Approval rather than requiring a Miami-Dade Notice of Acceptance. The approved range is wider and the same protection generally costs less than it would in Miami. The standard is not looser: the design pressure is still calculated for your opening, on your elevation, at your address, and the approval documents still go in with the permit.

What is specific to Treasure Island

Treasure Island sits between John's Pass and Blind Pass with open Gulf to the west and the intracoastal immediately east, and it calculates to among the highest design pressures anywhere we work. Two things follow from that and they pull in opposite directions. Large glazed openings facing the Gulf are the whole reason people buy here, and those same openings are where the structure rather than the product usually becomes the constraint — so the header condition and the anchor pattern get assessed before anyone settles a panel configuration, and where a run of glass is too wide for the wall to carry we say so rather than finding out at installation. The stock is largely mid-century beach housing and low-rise condominium; on the condominium buildings the association approval is a separate step from the permit and normally has to come first.

Barrier-island exposure, on every elevation

A barrier island has no sheltered side. With open water close on both the Gulf and the intracoastal, elevations that would be protected on a mainland lot are exposed here, and the pressure calculation reflects that across the whole building rather than on one face. Salt is a genuine hardware consideration on every elevation rather than a coastal-sounding extra, which means stainless fixings and marine-grade locking hardware throughout rather than on the seaward side only. Design pressure is still calculated per opening from the address, elevation and roof height — never from the name of the island.

Doors on a barrier-island elevation

Wide sliders facing the water are the largest single openings on most of these properties and carry the highest loads on the building, so the header and anchor pattern get assessed before the panel configuration is settled. Where a run of glass is wide enough that the wall is the constraint rather than the product, we say so and show what the alternatives cost rather than discovering it at installation. Sill-pan and threshold detailing does more work than the glass here: wind-driven rain arriving off open water finds a gap in the pan long before the panel is ever tested.
